AC Leaking Water in Orlando: Causes and Fixes

Air conditioners are supposed to produce water. In Central Florida's humidity a residential system can pull gallons of condensate off the evaporator coil in a single day. Leaks happen when that water cannot get out of the building the way it was designed to — and because it appears near drywall, insulation and flooring, drainage problems cause property damage out of proportion to the repair cost.

How condensate is supposed to leave your home

Warm, humid indoor air passes across the cold evaporator coil, moisture condenses on the fins, and the water runs down into a primary drain pan. From there it flows by gravity through a trapped PVC drain line to an exterior termination, a plumbing connection, or in some installations a condensate pump.

Attic and closet installations usually add a secondary safety pan and a float switch. The switch is a safety device: when water rises where it should not, it interrupts the low-voltage control circuit and shuts the system down before water reaches the ceiling. A system that keeps shutting off in humid weather may be telling you the drain is failing, not that the thermostat is broken.

Why drain lines clog so reliably here

Condensate drains are wet, dark, room-temperature environments. Biological slime forms readily inside them, and it combines with dust that gets past the filter to form a plug. In a climate with a long cooling season, drains run for months at a time, so buildup accumulates faster than in regions where systems idle half the year.

Primary pans are metal or molded plastic. Metal pans sitting under a coil for fifteen years in constant moisture eventually corrode, and a pinhole is enough to drip continuously onto whatever is below. Plastic pans crack, especially at the drain fitting where they were over-tightened.

Pan replacement on some equipment requires removing the evaporator coil, which turns a small leak into a substantial labor job. That is one reason a persistent water leak on aging equipment can shift the conversation toward AC replacement — not because a pan cannot be replaced, but because the labor overlaps heavily with what a changeout would involve.

When water means the coil froze

A large, sudden puddle after the system was shut off is a classic signature of a coil that iced up and then thawed. Ice holds far more water than the pan and drain were sized to handle, so the melt overwhelms the drainage path and spills.

Humidity, duct sweating and leaks that are not drain leaks

Not every water problem originates in the drain. In humid conditions, uninsulated or poorly insulated ducting, plenums and refrigerant lines can sweat heavily enough to drip and stain ceilings. Homeowners often describe this as an AC leak, and functionally it is — but the fix is insulation and vapor sealing rather than drain work.

Two clues help distinguish them: sweating is usually spread along a duct run rather than concentrated at the equipment, and it worsens on the most humid days rather than during the longest run times. A technician checking supply air temperature, duct surface temperature and indoor dew point can separate the two.

What repair typically involves

  1. Confirm the source: primary pan, secondary pan, drain line, pump, coil freeze or duct sweating
  2. Clear the drain line and trap, then verify flow with water rather than assuming it is open
  3. Test the float switch and confirm it actually interrupts the control circuit
  4. Inspect pan condition, slope and seal at the drain fitting
  5. Check filter and coil cleanliness, since debris washing off a coil re-clogs a fresh drain
  6. Verify condensate pump operation and check valve where a pump is used
  7. Evaluate whether the drain layout itself is contributing — flat runs and missing cleanouts cause repeat calls

Protecting the home while you wait

  • Switch the system off at the thermostat — no run time means no new condensate
  • Place towels and a shallow container under an active drip, and move stored items out of the closet
  • Do not push wire or coat hangers into a drain line; it can puncture the pan or the line
  • Do not disable or jumper a float switch to keep cooling running — that switch is the only thing standing between a clog and a ceiling repair
  • Photograph the water location before cleanup; it helps the technician understand the path

Is it normal for an air conditioner to leak water in Florida?
Producing water is normal; leaking it into the building is not. A residential system in humid conditions can remove several gallons of moisture a day. All of it should exit through the condensate drain. Water showing up inside means the drainage path is blocked, damaged, or overwhelmed.
Can I clear my AC drain line myself?
Some homeowners have success applying gentle suction at the exterior termination with a wet/dry vacuum. What you should not do is force objects into the line, disassemble piping inside the air handler, or pour undiluted chemicals into a metal pan. If gentle suction does not restore flow, the clog is likely at the trap or inside the unit and needs proper service.
Why does my AC shut off by itself and then run again later?
That is characteristic behavior for a float switch doing its job. Water rises in the pan, the switch opens the control circuit, the system stops, water slowly seeps away, and the system restarts. It is a warning that drainage is failing and should be addressed before the switch is overwhelmed.
Why is water dripping from my ceiling vent?
Two likely explanations: condensate overflowing above the ceiling and finding the register as an exit path, or humid air condensing on cold duct and register surfaces because of insulation or air-sealing problems. Both need attention, but the repairs are different, so diagnosis matters.
Can a clogged condensate drain damage my AC system?
Indirectly, yes. Standing water accelerates pan corrosion, and repeated float-switch shutdowns mean the home is not being dehumidified. The bigger exposure is building damage — wet drywall, insulation, cabinetry and flooring cost far more to repair than the drain work does.
How often should the condensate drain be serviced?
In a climate with a long cooling season, having the drain cleared and treated during routine maintenance each year is a reasonable baseline. Systems with a history of clogs, flat drain runs, or a unit above a finished ceiling benefit from more frequent attention.
Does a water leak mean I need a new air handler?
Usually not. Most leaks are drain-related and inexpensive to correct. Replacement enters the conversation when the primary pan has rusted through on older equipment, since accessing and replacing the pan can require removing the coil — labor that overlaps with a system changeout.
